Renter criteria is as follows:
- Income Requirements: The combined gross monthly income of all leaseholders must be at least three (3) times the monthly rent.
- Screening Requirements: All occupants 18 years of age and older must successfully pass criminal background and rental history screenings.
- Credit Evaluation: Credit is reviewed based on the application as a whole. However, certain findings may result in automatic disqualification, including but not limited to recent evictions.
- Pre-Qualifying Guidelines: Applicants must comply with our pre-qualifying guidelines regarding pets, vehicles, and the number of occupants.
Fees and expenses required prior to move-in are:
- $75 application fee per applicant
- $150 administrative fee per apartment
- $250 refundable security deposit
- Any applicable pet fees
Your rent includes the following services and amenities:
- Routine pest control
- Property maintenance
- Landscaping services
- Access to community amenities
- Use of on-site trash and recycling bins
Your monthly rent is locked in for the full term of your lease. At the end of the lease period, your rent may be subject to an increase based on current market conditions and community operating costs.
Electric, water, and renters insurance are required and paid for by the renter. Phone, cable, internet, and any other services are optional.
We’re proud to be different from many communities! You won’t find a long list of extra monthly charges here. There is no pet rent, no valet trash fee, no amenity fee, and no required cable or internet package. We keep costs straightforward, so you’re not paying for extras you don’t want or need.

Signing up is quick and easy, and policies are automatically shared with our office, saving you time and ensuring compliance from day one.
Yes! We have a highly experienced onsite management team that is available and responsive Monday through Saturday.
You may request to break your lease at any time by exercising the lease buyout option. To do so, you must provide at least 60 days written notice and agree to the terms and fees outlined in the buyout clause, including payment of the required buyout fee prior to turning in keys.
We have a generously staffed, experienced on-site maintenance team that is eager to help. They take care of routine work orders Monday through Friday and provide 24/7 on-call support for maintenance emergencies.
We love pets here! Dogs of all sizes are welcome, with just a few breed restrictions. Cats are welcome too (they just need to stay indoors). Up to two pets per home are allowed. There is a one-time pet fee of $300 for your first pet and $200 for your second pet. No monthly pet rent!
We hire a professional landscaping crew that services the property regularly. They handle grass cutting, bush/hedge trimming, and leaf blowing, with work adjusted as needed based on the season and landscape conditions.
While we can’t guarantee parking directly in front of your home, parking is generally easy and convenient. We allow one vehicle per licensed resident, and recreational vehicles are not permitted. Vehicles with expired tags, as well as those that are unsightly, inoperable, or being stored, are not allowed on the property.
Packages may be delivered in several ways, depending on the carrier. Deliveries can arrive at:
- Your mailbox
- On-site post office lockers
- On-site Amazon Hub lockers
- Your front door
The pool is open seasonally from May 1st to September 30th each year.
Yes. Routine pest control is included and provided upon request, along with quarterly preventative pest control inspections.
